Kentucky and Federal
Laws and Regulations

Realtors must follow Kentucky and Federal Fair
Housing Laws.

Federal Law requires a Lead Based Paint Disclosure
for all residences built before 1978.

Kentucky requires an Agency
Disclosure Form be filled out by all Realtors and signed by the Buyers
-
Kentucky requires a Sellers Disclosure of Property
Condition be filled out and signed by the Seller and distributed by the
Realtor to potential Buyers.

Other Helpful Information

You should talk with a lending institution and get a
pre-qualification before searching for property. This will provide
you with a price range and help expedite your loan process.

You should have a Realtor working on your behalf. Read and ask
questions about any part of the Agency Disclosure you do not understand.

You should examine a property carefully and ask your Realtor any
questions you have about the property.

Ask your Realtor for comparable properties that have sold within the
last year before making an offer to purchase a property.

You should have a professional home inspection and make any offer
contingent upon a satisfactory report.
Provide your Realtor with all pertinent information regarding things
necessary for a closing.
BUYER BEWARE: Be careful
with internet mortgages. We are seeing several people use these for "convinence
sake." We are seeing very high fees being charged by these companies.
Sometimes the fees have been 50% higher than they would be if you used a local
lending institution. Typically, if you can't see the person, you will
end up paying more for the loan.
